Parks such as Dai An, Phuc Dien, Nam Sach, Tan Truong, Lai Vu and Cong Hoa each have preferred industries, so talk to the park management first.

2. Permits

Investment registration where required, land lease or land-use certificate, environmental procedures, fire-safety design approval under QCVN 06:2022/BXD, and a building permit.

3. Design decisions that drive cost

Span and height, crane capacity, floor loading and soft-soil treatment, roof and cladding, fire-safety class, and ancillary offices and canteens.

4. Pre-engineered steel

Most factories use pre-engineered steel frames fabricated off-site and bolted on site: fast, wide-span and easy to extend.
