Step 03 7 – 14 days

Concept Design

Our architects develop the idea, space planning and 3D renderings so you can see it first.

  • Functional floor plan
  • Material, colour and lighting moodboard
  • 3D renderings of key spaces

You receive

  • Layout options
  • 3D renderings
  • Revisions based on your feedback

You prepare

  • Feedback on the concept
  • Confirm style and functions

Design payment 1: 50% on signing the contract

Step 04 10 – 20 days

Detailed Design

Full technical drawings and a detailed estimate — every material and fixture is fixed before building.

HICONIQUE does

  • Architecture, structure, MEP and interior drawings
  • Quantity take-off and detailed estimate (BOQ)
  • Finalise materials and fixtures

You receive

  • Construction drawing set
  • Transparent detailed estimate
  • Construction contract and schedule

You prepare

  • Approve drawings and estimate
  • Confirm materials and fixtures

Payment 2: 30% on concept approval · Payment 3: 20% on final drawings

Step 05 2 – 9 months

Construction

Our crews and site engineers build to the drawings, inspect each stage and report progress every week.

HICONIQUE does

  • Full-time site engineer
  • Build to schedule with stage-by-stage inspections
  • Weekly progress updates with photos, video and reports

You receive

  • Weekly progress reports
  • Inspection records for each stage
  • Payments tied to 10 progress milestones

You prepare

  • Approve finish material samples
  • Attend the main inspections

Apartment interiors take about 2 – 4 months; new townhouses about 6 – 9 months depending on size.

Step 06 1 – 2 days

Handover & Warranty

Final inspection and key handover with complete documents — and we stay with you through the warranty.

  • Final inspection with the owner
